# Why Condos Are King in Gulf Shores and Orange Beach
I own short-term rentals on this coast. Every time an investor asks me "condo or house?" my answer is the same.
Condo. Almost every time.
Here's why I put my own money into condos in Gulf Shores and Orange Beach.
## 1. They're More Stable
Beachfront condos book when houses sit empty. Guests want the sand, the pool and the view, and condos deliver all three.
* Steadier year-round demand
* A deeper pool of buyers when it's time to sell
* HOA reserves that absorb the big hits
## 2. Bigger Tax Benefits
This is where condos quietly crush houses.
Land can't be depreciated. With a beach house, a big chunk of your purchase price is the lot. With a condo, your share of the land is tiny.
* **More of your purchase price can be depreciated**
* **Cost segregation goes further**, since more value gets moved into short-life assets like furniture, fixtures and finishes
* **Bonus depreciation** can pull a big share of that into Year One
Same purchase price, bigger write-off. (Run it by your CPA, but this is a big reason I buy condos.)
## 3. The Amenities Do the Selling
My guests aren't booking my unit. They're booking the resort.
* Lazy rivers and indoor/outdoor pools
* Hot tubs, fitness centers, grills
* Beach service and on-site security at many towers
I didn't pay to build any of it. I don't pay to fix it either.
## 4. Better Views, Newer and Stronger
* **Views:** A 10th-floor balcony looking straight down the Gulf is the best listing photo there is.
* **Newer:** Many towers are newer builds or heavily renovated.
* **Stronger:** A lot of them are poured concrete and steel, built to tough coastal wind codes.
I sleep better during hurricane season owning the concrete.
## 5. The Easiest Self-Management Play on the Coast
A condo is a simpler rental. There's just less to worry about.
* The roof isn't your problem
* The pool pump isn't your problem
* The landscaping isn't your problem
* The elevator, parking lot and exterior aren't your problem
My job is simple: keep the unit clean, stocked and guest-ready.
## 6. HOA Fees: Let's Do the Math
"Condo HOA fees are too high." I hear it all the time.
Okay. Break them down. Depending on the building, your dues typically cover:
* Building insurance (wind and exterior)
* Roof and exterior repairs
* Pool and amenity maintenance
* Grounds, security, trash and common-area utilities
* Reserves for future big projects
Now own a single-family beach house and pay for all of that yourself.
Who comes out ahead? It's not the single-family home.
## The Bottom Line
In Gulf Shores and Orange Beach, condos win on stability, taxes, amenities, views, construction, simplicity and total cost of ownership.
That's why I own them.
