Views, Amenities, Execution — My Broken Record I get asked constantly which buildings or areas to avoid. I can't tell you that — steering and redlining are real legal issues, and any agent steering you away from certain neighborhoods or buildings is walking into trouble. I'll give you my honest opinion when asked, but do your own homework on the fair housing side. What I will keep repeating — because too many buyers still skip it — is what actually drives revenue in this business. Same three things, every time. 1. Views Doesn't matter if you're buying a house or a condo. A great view isn't a nice-to-have, it's a rate driver. In my experience pricing STRs on the Gulf Coast, a strong direct view routinely commands a 25-40% premium on nightly rate over a comparable unit without one. That's not a rounding error — that's the difference between a property that pencils and one that doesn't. 2. Amenities If you can't compete with the market, you don't compete at all. I don't care if you've got a Gulf-front building with a partial view and a pool in the center of town — if the property two doors down has a better amenity package, it's going to outperform you. Every time. Properties in worse locations with better amenities will beat you. Don't build to "fine." Build to compete. 3. Execution This is the one people underestimate. You can have the view and the amenities and still leave money on the table if you're not executing. That means: Track your data. Rank Breeze, Airbnb's own Insights tab — use something. Guessing isn't a strategy. Stack the plus-ones. Hidden milkshake bar. Popcorn machine. Cheap dopamine hits the second they walk in the door. Offer concierge-level touches you can upcharge for. Groceries stocked before arrival, a charcuterie board waiting on the counter — guests pay for convenience, and you make a little margin doing it. Set the tone before they arrive. A 24-hour clean guarantee, a "we'll make it right no matter what" message — that's what turns a nervous booking into a five-star review. Here's the part that changes everything: with the changes Airbnb's made, the people who book you are just qualified leads until they actually check in. The booking isn't the finish line anymore. Execution is what turns that lead into a guest, that guest into a review, and that review into your next booking. Views get them looking. Amenities get them booking.
