On the western end of 30A, including Dune Allen, Blue Mountain Beach, and Gulf Place, average prices hover around $2.2 million. Days on market reflect a deliberate buyer pool. The average days on market sits at approximately 97 days for single-family homes, with a median closer to 96 days. For context, these are luxury-priced coastal properties — buyers here are doing their homework, not impulse purchasing. The sale-to-list ratio holds in the low 90% range, meaning well-priced properties are still commanding strong, competitive offers. Sellers who price to today's market — not 2021's — are closing deals. The bottom line: This is not a distressed market. It's a normalized, opportunity-rich market for buyers who are ready to move thoughtfully, and a strong selling environment for owners who present their property correctly. What a 4–6 Bedroom Short-Term Rental Actually Earns on 30A For investors, the income side of this equation is where 30A truly separates itself. A well-managed 4-bedroom home on 30A can generate $85,000 to $120,000 in gross annual revenue depending on location, design quality, amenities, and management strategy. Step up to a 5-bedroom property — particularly one with a private pool, Gulf views, or proximity to Seaside, Rosemary Beach, or WaterColor — and gross annual revenues of $120,000 to $175,000 are achievable and documented. Six-bedroom properties, especially those sleeping 14–18 guests with premium outdoor living spaces, routinely generate $160,000 to $250,000 or more in gross annual revenue during peak years. Occupancy rates for well-positioned properties on 30A have historically ranged from 65–84%, with AirDNA data confirming that vacation rentals in this corridor have seen nightly rates grow from $450 to over $530 on average — with premium properties commanding $1,500 to $2,500+ per night during peak summer weeks and holiday weekends. These are not projections. They are what properly managed, well-designed properties on 30A have demonstrated year after year. The Secret Weapon: Boutique Property Managers and Self-Managers Are Winning Here's something that often surprises out-of-market buyers: on 30A, the big-box national property management companies are NOT the top performers. BUT THEY DO serve the majority of our market! The properties generating the highest occupancy rates and the strongest guest reviews are, overwhelmingly, managed by one of two groups — boutique local property management companies and self-managing owners. That's right.....Listing on airbnb + VRBO as a single operator will allow you to simply beat out a business owner managing 500+ properties here locally. And you can do it from 500 miles away! Why? It comes down to attention and accountability. The large national management platforms spread their attention across hundreds of properties. Response times slow down, maintenance gets deferred, and guest communication becomes transactional. On a corridor where guests are paying $3,000–$10,000 for a week-long stay, they expect — and deserve — a white-glove experience. When they don't get it, the reviews suffer. And on 30A, your reviews are your revenue. Boutique property managers — often managing 20 to 50 properties — know their homes intimately. They have established relationships with local cleaners, maintenance crews, and stagers. They respond to guests at 10pm on a Saturday. They know that swapping out a damaged beach chair before the next guest arrives is the difference between a 5-star review and a 3-star review. Self-managing owners who invest in dynamic pricing tools (like PriceLabs or Wheelhouse), maintain their properties at a high standard, and treat guest communication as a priority are seeing cap rates and occupancy numbers that routinely outperform professionally managed comps. The data is clear: when the owner or a small, dedicated team is paying close attention, the property performs better. For buyers evaluating properties on 30A, this is one of the most important questions I walk clients through: who is managing this property, and what does the operational history actually look like? The right management setup can be the difference between a property that breaks even and one that funds itself and then some. More than 40% of all land in South Walton County is permanently protected from development. That's approximately 25,000 acres of state parks, state forests, coastal dune lakes, nature preserves, and protected wetlands that will never — legally, structurally, permanently — be built on. The majority of that protected land falls within the Point Washington State Forest alone, which encompasses over 15,000 acres of old-growth pine, cypress swamps, wetlands, and coastal ecosystems immediately adjacent to the 30A corridor.
